The Ares Private Debt Group provides integrated private debt and non-control equity financing solutions to the middle market. The Private Debt Group is divided into three dedicated investment teams: Ares Capital Corporation (Nasdaq: ARCC) in the U.S., a publicly traded company managed by Ares Capital Management LLC (an affiliate of Ares Management and an SEC registered investment advisor), Ares Capital Europe Limited (ACE) and Ares Commercial Real Estate (NYSE:ACRE).

Ares Commercial Real Estate focuses primarily on originating, financing, acquiring and managing commercial mortgage loans and other commercial real estate finance-related investments. ACRE seeks to provide flexible financing across a potential borrower?s capital structure, which may include an equity component in some cases. ACRE focuses on self-originated transactions. ACRE will also selectively pursue secondary market acquisitions and club/syndicated transactions. ACRE targets the middle-market segment of commercial real estate, which is generally defined as assets with values ranging from $10-100 million.

Job Description:

The position will play a highly visible and key role in ACRE?s investment process, assisting Deal Teams in the assessment of short-term debt, equity and mezzanine investments in core plus and value added oriented commercial real estate projects throughout the US.

Scope of Responsibilities:

?

  • Review investment offering memorandums and critically evaluate the financial metrics and presentation materials in order to objectively determine both the merits and the risks associated with the investment opportunity
  • Identify economic scenarios that appropriately bracket an investment?s potential performance and prepare models that reflect the economics of the transaction.
  • Develop thorough understanding of a deal?s capital structure and business plan and key risks to performance through discussions with sponsors, market participants and investment professionals.
  • Understand physical characteristics of properties, and the related competitive advantages and disadvantages.
  • Understand and critically evaluate the existing and potential operating characteristics of a project. (Revenue, expenses, capital expenditures, tenant credit, leases)
  • Identify a project?s demand drivers; gather market information through independent field work and direct contact with brokers, appraisers and developers.? Synthesize information and draw a conclusion on future market rent, absorption, vacancy, and liquidity in the investment market.
  • Perform credit analysis of potential sponsors. Critically assess the execution ability of the development team for a project.
  • Communicate conclusions into a comprehensive narrative to be presented to senior management for consideration and approval. Participate in Underwriting and Investment Committee discussions.

Position Specifications:

?

  • 2-4 years of ?commercial real estate underwriting or real estate consulting experience
  • BS or Masters Degree in finance, real estate or related field
  • High level of expertise in Excel and ARGUS.
  • Experience in Microsoft PowerPoint
  • Excellent interpersonal and written communication skills
  • Desire to progress to an investment origination role

Position is located in Chicago. Position supports both Chicago and New York offices.? Travel is approximately 25% nationwide.
